Bannockburn's Conservation Area starts at Main Street, goes down the Old Town Brae and ends at the top of The Path. Here is the general criteria that Historic Scotland apply for buildings to qualify for listing:

Most buildings between 1700 and 1840, though selection is necessary
Buildings between 1840 and 1914 of definite quality and character (including
principal works of principal architects)
Important post-war buildings more than thirty years old and selected buildings
of high quality between 1914 and 1939
The majority of Bannockburn's listed buildings are B listed. Historic Scotland state that their scheme for classifying buildings is:
Category A: "buildings of national or international importance,
either architectural or historic, or fine little-altered examples of some
particular period, style or building type"
Category B: "buildings of regional or more than local importance,
or major examples of some particular period, style or building type which
may have been altered"
Category C "buildings of local importance, lesser examples
of any period, style or building type, as originally constructed or altered;
and simple, traditional buildings which group well with others in categories
A and B or are part of a planned group such as an estate or an industrial
complex"
